Over here it's like a whirlwind to get the rental apartments done and rented before June 1st. We desperately need the cash to pay the newly huge mortgage and are also leaving for a well-deserved vacation; so many, many things need to fall into place by May 31st. Miraculously enough, things are churning along and if they continue at the current pace we might just make it right down the wire.
Starting on Wednesday we had two sets of realtors showing the rental apartments. I'm not sure exactly how many people came in so far but it's probably been around 20. We had one offer for the second floor, but the women had a dog and we are very anti-dog in these small, no outdoor area apartments, so we turned her down. We had another offer on the 3rd floor, I met both tenants (who seemed nice) and approved their application while fine tuning a lease. During that time we got a second offer on the third floor, and I told that realtor they would be second in line if the first couple fell through. Well late this afternoon, the first realtor dropped off the signed leases and deposit checks from the first couple so it looks like they are our tenants!
We had another couple come to look at the 2nd floor, ready to make an offer, but unfortunately the guys had painted the stairs up to that apartment and they were too wet to walk on. They said they would come back later than evening but never showed up. I really hope that didn't cost us a good tenant.
But tomorrow is Sunday, a big apartment hunting day, so maybe we will find our next tenant tomorrow!

And the intercoms were installed in all the units—including ours! But they don't actually work yet
Finally, Alex brought over the sample of the outdoor railing/gate and the material for the trash receptacle and hatch cover he is building. We are going with corrugated roofing instead of the steel decking pictured, which is more wavy and less industrial looking. Supposedly that is being installed starting Monday, so that should be very, very exciting!
